1. When do the Sheriff Sales take place?

Sheriff's Sales of real estate are regularly scheduled four times per year (March, June, September and December).

In addition to the listed quarterly sale dates, a Monthly Continuance Sale of Real Estate is scheduled for each calendar month in the year in order to provide the Mortgage Companies overflow dates to accommodate extenuating legal circumstances related to the sales. 

2. Where are the Sheriff Sales held?

The sale is conducted in the Cumberland County Courthouse. The specific room location will be posted at every entrance to the courthouse; or Deputies posted at each entrance may direct you to the room.

3. Where may I find a list of properties to be sold?

The sales are advertised in the Carlisle Sentinel Newspaper and on the Cumberlink Website under the Real Estate Section (www.cumberlink.com) for three consecutive Fridays prior to the Real Estate Sale. The first advertisement is approximately thirty days prior to the sale date.

4. May I view the property prior to the sale?

The property is sold "sight unseen." The property is not available for inspection.

5. Why is the property being sold?

The plaintiff in each civil action has been issued a judgment against the owner. In most cases, the plaintiff is a mortgage company who has not received mortgage payments from the owner of the property. The Sheriff's Sale process allows the plaintiff to either recover the judgment amount plus costs, or receive a deed to the property.

6. Are there other liens against the property, other than the unpaid mortgage? And, am I responsible for those liens?

As the staff of the Sheriff's Office is unable to provide legal advice regarding judgments or liens and the responsibility of the purchaser to the judgments or liens, we strongly suggest that any party interested in bidding on a property consult with an attorney.

7. How do I bid on a property?

All bidders are required to register with a representative of the Sheriff's Office and sign a terms and conditions agreement. A photo identification is required to register. Registration is held the day of the sale. It is recommended that you appear at the sale approximately one half hour prior to the start to register. You may view the terms and conditions agreement by using the left hand link "terms and conditions." After registering, you will be given a number to use for bidding.

The property will be sold by an auctioneer.

8. Is there a minimum bid?

The auctioneer will begin the bidding at $1.00. The property will be sold to the highest bidder.
